This substantial redevelopment of two adjoining mews houses is located in Bayswater conservation area of West London. The properties, originally stables,  form the end of a short terrace of relatively generously sized dwellings, characterised by tall ground floor ceilings and shallow pitch roofs. The project was executed in two phases, with the second property completed at the end of 2017.

The project involved major structural alterations of a previously altered but fairly run down dwellings, including construction of new mansard roof extensions with front and rear elevation dormers, which created ample additional floor space. Enlargement and regularisation of  openings on both elevations was also agreed with Westminster planners, but the most challenging part of those negotiations was introduction of roof conservatories with roof gardens on both houses. Top floors now provide very valuable private amenity space that can be used as an internal space in winter, but also be a part of the decked terrace area when the  sliding/folding doors are fully open – this is at a premium in this part of London.

Given that the houses were previously arranged as flats, almost none of the internal walls were  retained; the stair positions and general internal layouts were completely rearranged, with both floor structures lowered to create additional usable space on upper levels. Kitchen, didning and one of the three bedrooms are located at ground floors, which, together with the shower room, make both houses compliant with Lifetime Homes criteria. Open plan living space is located on the first floor, dominated by the open tread cantilevered hardwood and glass  staircase, which leads to bedrooms and continues to the roof terrace. Two further bedrooms and bathrooms are located within the converted roof space. The entire ground level is finished  with resin flooring,  engineered timber floors were used on upper levels. All spaces have underfloor heating, witih home automation (incuding Sonos sound system) throughout both properties.
